Management Liability

Management shall not be held responsible for fires, theft, accidents, windstorms, rain storms, snow storms or other conditions, nor the resulting damage to tenant’s property as the result thereof. Tenant agrees to use said premises for the purposes intended and not for any purpose deemed hazardous by management, insurance companies or other authority.

Management Responsibilities

Management agrees to comply with all duties and obligations set out in Chapter 562B of the Iowa Code.

Mechanics' Leins

Neither the tenant nor anyone claiming by, through, or under the tenant, shall have the right to file or place any mechanic’s lien or other lien of any kind or character whatsoever, upon said leased premises or upon any improvement thereon, or upon the leaseholder interest of the tenant therein, and notice is hereby given that no contractor, sub-contractor, nor anyone else may furnish any material, service or labor for any building, improvements, alterations or repairs on the leased premises at any time nor become entitled to any lien thereon, and for further security of the landlord, the tenant covenants and agrees to give actual notice thereof in advance to any and all contractors and sub-contractors who may furnish or agree to furnish any such material, service or labor, failure of which notice shall be deemed a material non-compliance of the Rental Agreement.

Natural Gas Service

MidAmerican Energy Company, 1630 Lower Muscatine Rd, Iowa City, IA 52240 provides natural gas service to Lake Ridge and its tenants. Lake Ridge and/or MidAmerican Energy will take care of natural gas problems up to the gas line connection with the unit as soon as possible after notification. Tenants/Residents shall not tamper with the gas meter or other outside equipment. Tenants should have all natural gas lines periodically checked for leaks by a professional. In case of a gas odor, contact MidAmerican Energy immediately at their “Emergency” number listed in your telephone directory, then contact management or Security. Outdoor gas grills may be installed on the lot with management’s prior approval. Payment for natural gas service shall be made directly to MidAmerican Energy Company. OIL HEATING SYSTEMS ARE NOT PERMITTED.

Noise Abatement

No yard mowing until after 8am on weekdays and 10am on Saturdays, Sundays, and Holidays. Audio devices (radios, CD players, stereos, etc) are to be played at a level so as to not be heard by other tenants. If the “music” is loud enough to be heard outside your home or vehicle, it is too loud and needs to be turned down. Tenants and/or their children &/or guest are not to create a disturbance by yelling and/or screaming while a play. TENANTS ARE RESPONSIBLE FOR ADVISING THEIR GUESTS OF THIS REQUIREMENT. Repetitive violations of the noise abatement policy by a tenant or by those for whom they are responsible may be cause for a termination notice to be issued.

Open Burning

There shall be NO open burning in Lake Ridge. All outdoor grills shall include a cover with which to control the grill’s flames. For safety reasons, it is advisable to have a garden hose available and attached to your unit’s exterior water faucet. Grills are to be places so as not to cause smoke to interfere with your neighbor’s living conditions.


Tenants, residents and guest are asked to adhere to the following guidelines regarding parking in Lake Ridge. Tenants are responsible for advising their guest of these guidelines.

  1. On the parking pad of the resident’s lot without obstructing either sidewalks or streets. Additional parking pads may be added with management’s approval at the home owners’ expense and shall be added at a minimum width of 4 feet.
  2. On a neighbor’s parking pad (as in #1), provided the neighbor’s permission has been obtained in advance.
  3. On the parking pad of a vacant lot (as in #1), provided management’s written permission has been obtained in advance.
  4. On parking area located across the street from the mail box complex on the entrance boulevard next to the storm shelter. Said area is NOT to be used for the purpose of storage.
  5. On-street parking shall be allowed ONLY if all spaces of a tenant’s parking pad are full and any and all vehicles, whether belonging to a tenant or a guest, parked on the street shall be moved off the street and onto your parking pad IMMEDIATELY upon availability of a space on your parking pad.
    1. For as short a time as feasible for the purpose of loading or unloading (ie: 15 minutes for unloading of groceries; etc.).
    2. For guest parking and overnight guest on an Even/Odd day basis (Ie: On-Street parking on even numbered calendar days shall be on the even number homes’ side of the street, with on-street parking allowed on the odd number homes’ side on odd numbered calendar days. “Days” shall begin and end at 8am.)
    3. provided vehicles parked on-street, whether for loading or unloading or those of guests, shall be facing the appropriate direction relative to the side of the street on which they are parked.
  6. Parking is NOT permitted on grass areas. This includes while washing a vehicle as the removal of the vehicle being washed will cause ruts to be formed in the grass.
  7. Vehicles found to be in violation of these rules and regulations shall be ticketed and towed at the owner’s expense.


Pets are allowed in Lake Ridge provided a Pet Permit has been issued for each pet in the home and all conditions of the Pet Permit are adhered to. A non-refundable annual fee of $60 per pet is payable each October, or, a $5 monthly fee per pet may be included with your monthly lot rent payment. Pet Permit Fees may be included with your Direct Debit authorization. All dogs exceeding 25 pounds must be approved by management. Appropriate veterinarian papers for each pet showing a current rabies vaccination are to be provided to Lake Ridge. Tenants shall be fully responsible for the actions of their pet(s). All pets are to be kept inside the home during night time hours and when the tenant is away. Pets are to be on a leash when outside the home unless in an approved run. Howling, barking, or otherwise noisy animals will not be tolerated and must be removed from the home when requested by management. Droppings, including those in an enclosed run, are to be picked up IMMEDIATELY and disposed of properly. Doberman, Pit Bull, Rottweiler and Chow breeds, nor any mixed breeds of which these breeds are dominate, are not allowed.

Lake Ridge is located outside the city limits of Iowa City in Johnson County, Iowa. The political sub>division in which you live is West Lucas Township, Johnson County, Iowa.

For County, State, and Federal elections, your polling place is at Montgomery Hall, which is located on the Johnson County Fair Grounds, 4265 Oak Crest Hill Rd SE, immediately south of Lake Ridge. For school elections, your voting place is at West High School, 2901 Melrose Ave., Iowa City. Registration to vote is required at least 10 days prior to a primary or general election and 11 days prior to a school election if you have just moved to Johnson County. Effective January 1, 2008, same day registration may be done at your polling place. Property Use

The property shall be used only for residential purposes for the registered tenant(s) and their family. A family shall be defined as a maximum of two adults and two children. Should the size of the family exceed two adults and/or two children, an additional fee of $5 per month per child in excess of two shall be added to the monthly rent. If more than two adults reside in the home, an additional fee of $100 per month per adult in excess of two shall be added to the monthly rent. At no time shall the tenant nor any resident living with the tenant use the leased premises in an illegal or unlawful manner or contrary to any applicable law, rule, regulation, ordinance or statute of a federal, state or local authority. No commercial use of the home unless specifically agreed to in writing by management is permitted.
