Abandonment

If a tenant abandons a home on a lot space, Lake Ridge shall attempt to notify the legal owner and/or the lien holder within ninety days to inform them of their liability for any costs incurred regarding the mobile home space. Owners and lien holders are jointly and severally responsible for payment of such cost. The home may not be removed from the rented lot without management’s written consent showing clearance for removal and documented proof that all monies owed, including county taxes, are paid in full. The home may not be sold by the legal owner nor the lien holder until such time as all unpaid cost, including county taxes, are paid in full.

Acknowledgement

Tenant’s acknowledgement of receipt of this document is required and shall be accomplished by the completion of the Acknowledgement Form as provided by Lake Ridge. Each tenant as listed on the Rental Agreement shall complete the Acknowledgement Form.

Air Conditioners

Central air conditioners are to be installed on a concrete pad or other platform designed for that purpose and are to be installed on the front door side of the home at a location approved in advance by management and must be installed in accordance with all state and local building codes. Window air conditioners may not be installed on the front (ie; street) side of the home and must be braced/bracketed to the home with metal angle braces/brackets. Wood braces/brackets are not allowed. Bracing to the ground is not allowed. All electrical work is to be done by a licensed electrician and must meet all state and local requirements. Air conditioners are to be serviced and maintained on a regular basis so as to insure a quiet and efficient operation. Noisy air conditioners will not be allowed and must be removed or replaced upon management’s request. Window air conditioners are to be removed at the end of the cooling season (no later than November 1st of each year) and are to be stored out of sight. Central air conditioners are to be covered during the non-cooling seasons.

Alcohol Abuse

Any tenant, or resident or guest of their household, who is or has been convicted of alcohol abuse, to include operating a motor vehicle while under the influence (OMVI) of alcohol, may, at the discretion of management, be requested to leave the court and/or their Rental Agreement may be terminated with appropriate notification. If suspected of alcohol abuse and deemed appropriate, suspicious activity by a tenant, or resident or guest of their household, may be reported to local law authorities.

Antennas

No outside TV antennas, other than satellite dishes (See SATELLITE TELEVISION ), will be allowed unless approved by management. All other antennas (short wave radio, etc) must be approved by management PRIOR to installation. Antennas shall be attached to the home rather than to any out building (shed, deck, etc). Cables and connectors shall not be visible on the outside of the home. All cables and connections shall be located under the home or siding. If in-home access is through the walls, all cables and connections shall be routed under the siding of the home and not viewable.

Applications

Each tenant shall have completed a Manufactured Home Application and shall have received management’s approval prior to moving into Lake Ridge.

Cable Television

The Expanded Family Package, as provided by Mediacom, is provided as a part the monthly rent. This provides approximately 60 channels of a variety of television. Additional channels may be obtained at your expense by contacting Mediacom directly at the appropriate telephone number listed in your telephone directory. Lake Ridge, in conjunction with Mediacom, shall be responsible for the connection to the demarcation post located in the utility configuration located at the back of each lot. Tenant shall be responsible for connection to and any and all problems and their resolutions from the demarcation point to and within the home. Cables and connectors shall not be visible on the outside of the home. All cables and connections shall be located under the home or siding. Car Ports

With the exception of those instances where the placement of the home has negated the building of a garage without infringing on the utility easements, car ports are not allowed. No car port may be installed without consultation with and written approval from management. Tenant shall be responsible for obtaining any building permits necessary.

Children's Actions

Children, as well as their actions and the results thereof, shall be the responsibility of their parents and/or the tenant to whom the children are a guest or visitor, who shall be liable for any property damage caused by the children’s actions. Children are to refrain from playing in or cutting through other tenants’ yards unless permission has been granted by the other tenant(s). Children are to refrain from loud yelling and/or screaming. When playing or riding in the street, children are to IMMEDIATELY clear the street whenever a vehicle approaches.

Clothes Lines

Clothes lines MUST be of the umbrella style and are to be installed at the rear of the yard. They are to in the folded position when not in use. Clothes are not to be left on the clothes line overnight and may not be hung on the unit’s decks or shed.
